The Charles Hayes Building Renovation was awarded to Dellbrook Construction by the Planning Office for Urban Affairs after a competitive and negotiated bid process of less than 6 weeks. Dellbrook's means and methods for cost development were similar to that of Shillman House where its relentless pursuit to provide a complete proposal (using only available progress plans) resulted in a swift project award. The Owner, the Planning Office quickly understood the suggested items we provided with our proposal as being critical for a complete and operational rental project.
This project was more than the standard nuts and bolts construction as Historic Tax Credits were part of the Owner financing. Given the precedent, Dellbrook provided much advisory support to the project team in terms of materials and methods that would be acceptable to various Historical Reviewing Agencies. When completed Charles Hayes Building will have the same look and glory as it was first completed at the turn of the century.
This new residence will have all the necessary amenities to service the new sophisticated urban client including a commercial restaurant, stores at the ground level, bicycle storage and exercise facilities. Dellbrook is also providing green construction that includes low VOC flooring and paint material, formaldehyde free cabinets. Additionally, Dellbrook is also coordinating the rebuilding of the public street with the City Haverhill. All new underground infrastructure will provide another century of service to the Rehabilitated Charles Hayes Building.
