The Don and Dottie Smith YMCA project consists of the new construction of an approximately 89,022 SF, 2-story facility in Falmouth, MA, integrating a YMCA with a full-service Community Health Center (separate contract) within a single, purpose-built structure. The development is envisioned as a community health and wellness hub, combining recreational, fitness, and educational programming with accessible outpatient medical and preventive health services to serve residents of Falmouth and the surrounding Upper Cape region.
The facility will be delivered through a phased construction approach, allowing for early site preparation and foundational work followed by vertical construction and interior fit-out of both the YMCA and Community Health Center components. The program includes fitness and wellness areas, group exercise and community spaces, aquatic facilities, administrative functions, and dedicated clinical, exam, and support spaces for healthcare services, to be delivered under a separate phase. Phasing and sequencing will be carefully coordinated to support schedule certainty, cost control, and long-term operational flexibility. Sustainability is a key project objective, with the building designed to incorporate high-performance building systems, energy-efficient mechanical and electrical infrastructure, and durable, low-maintenance materials suited to a coastal environment. The project will prioritize reduced energy consumption, healthy indoor air quality, and responsible material selection, supporting the YMCA’s mission of environmental stewardship while providing a resilient, future-ready community asset.
